The Residence Inn by Marriott Washington, DC National Mall receives mixed reviews, primarily due to ongoing construction and renovation noise. However, guests consistently praise the friendly and helpful staff, particularly mentioning Tracy Poteat, and highlight the hotel's convenient location near the National Mall and Metro. While some rooms are outdated, the overall experience is considered positive, especially for those seeking a comfortable and well-located base for exploring the city.
IGNORE the response by the hotel. I had to edit this post because my original one was for a different Marriott. It was meant for 1 in Connecticut. Anyways this hotel was very nice and the staff was nothing but Amazing. I stay in alot of hotels across the country for my job. I can safely say that this hotel is excellent.
My bathroom door did not close. So hope you are comfortable using the bathroom with company. Second they were doing construction and it started at 8:05 am above our room and the sound was absolutely wrenching. My children were upset and just wanted to sleep after a long day yesterday. The staff was nice yet very confused on their own reservations and payments. I have stayed here before and unfortunately it is gone in the wrong direction. Probably will not stay here again.
Hotel is in the middle of renovations, so making this review omitting the renovations noise and mess. Renovations reported to finish in March 2026. Super friendly staff, Tracy the General Manager is amazing! Renovated rooms feel quite modern, studio-suite with bed, sofa, shower and kitchenette feels quite cozy. For a long-term guest I wish there was a bit more storage for clothes and that the closet had a little more room. Breakfast is good, and varies somewhat by day. Treadmills in gym area are currently broken, as are a few of the washers. Unknown if these will be replaced with the remodel; time will tell. Location is good, just a little ways from the national mall and short walk to metro. Grocery store is 10-15 min walk away (Safeway), but delivery services abound. A good place to stay overall, would sray here again!
If you’ve ever wondered what it’s like to sleep next to a jet engine, this hotel’s AC/heater will give you the full experience. It doesn’t just regulate temperature — it announces its presence loudly and proudly, all night long. Breakfast deserves an honorable mention… mostly for lowering expectations. If you’re on a diet, this is the perfect place — one look is enough to kill your appetite. Now, the saving grace: the staff. Friendly, polite, and genuinely helpful — they almost make you forget the mechanical symphony in your room and the tragic breakfast downstairs. Almost.
depressing. stayed on the ninth floor and a crazy loud drilling sound started going off right above our room at 8:51am all the way until our checkout at 11 with intermittent gaps just long enough to give you hope that it might be over. no way anyone could sleep through this. forced me to rethink all my choices and resembled a form of modern day torture that needs to be studied. one of the worst January 6's in recent memory. breakfast was cold, bonvoy app was down, $4 for a bottle of water. this city is haunted. Repent.
Our family of 5 stayed here over winter break. This hotel is in a great location and within walking distance of all of the major attractions in DC. The neighborhood felt very safe and walkable. Staff is very friendly. The breakfast was excellent. The pool was crowded but my kids loved it. It was within walking distance to a McDonald’s and a pizza place. I gave it four stars because the rooms are a little outdated and dark. Overall this was a great place to stay for exploring DC!
Words fail me on what a wonderful property this is. One of the most friendliest staff, every one and I mean every one i met from check in to check out was so polite, amazing and friendly. Like they genuinely are proud of working here. And like I always believe, a great and successful ship starts with the captain and Team Leader. So my uttermost gratitude and appreciation to Ms. TRACY POTEAT. I met her on my day of arrival. And if I tell you even being sold out the night before, I knew mt chances of early check in was slim. But Ms. TRACY, with a smile and willingness to do her best, got me in a room right away. And this was before 10 am. I waa speechless. She even kindly asked if I wanted to grab a coffee or bite before they close breakfast. I was not entitled for breakfast but she so sweetly offered that it made me overwhelmed with emotions. At breakfast the dynamic duo Mr. DARNELL and Mr. MARCO ( i hope i got your names correct) were so attentive. Giving me second offering of lovely hummus, suggestions of caramel drink with whip cream they had, and letting me take my food plate to my room (the next day). I saw their interaction with other guests, all so polite with genuine care!! At the end of my stay met with wonderful Ms. MELANIE. Ever so professional, kind, polite and just so happy. She will definitely go places in her success. Also met with Mr. MATTHEW who helped me with penny change (dont ask) and my luggage. In the end I wanted to say, do come and stay here. Great location. Right next to train station, Starbucks and NASA headquarters. Walking distance everywhere. I will definitely come back.. Thank you sooo much team.
The Residence Inn at DC's Natl Mall is a nice and comfortable place to stay. The Marriott Staff were spectacular, and very helpful regarding check in, questions, and even extending check out time. The bed was comfortable, and the room was clean. I had all the technology I needed. The only inconvenience of this location is that there are no really nice restaurants near this location. Otherwise, this is a very nice Marriott hotel.
I think this might be my favorite Marriott I’ve ever stayed at. Every member of the staff was friendly and welcoming, but Tracy was especially wonderful. She went out of her way to help me check in early after my flight arrived ahead of schedule, and she was so kind and considerate throughout the process. She made me feel so welcome, it was like talking to a friend! Thanks to her and the entire team, my stay was exceptional. I had a wonderful room, quiet, clean, and with a beautiful view. Breakfast was amazing with lots of options! I’ll absolutely be returning the next time I’m in DC.
Our room was great, and front desk service was fine. Parking was available, which was nice. And the food at breakfast was good. Was located right across the street from NASA and on a quiet, safe street, very pedestrian friendly, though I would recommend driving to the national mall. However, the hot tub was dirty (appeared to have soap scum or mud of some sort floating on the froth from the bubbles, so we did not get to use it) and breakfast staff was really not friendly. On the only morning we ate breakfast here, my boyfriend poured waffle mix into one of the waffle maker then realized it was not working. He then saw it was unplugged and thought it had gotten unplugged on accident, so he plugged it in and attempted to wait for it to heat. One of the workers came over yelling “Sir” from across the room. When she saw he had already poured the waffle mix in it, she rolled her eyes at him and slapped her hand down on the counter. She proceeded to interrogate him in a very rude tone about his use of the waffle maker as if he were a child (though I wouldn’t speak to a child that way honestly). Then, she continued to make comments under her breath whenever she walked past us as we waited for his waffles to come out of the other machine. Turns out, the waffle maker had broken that day, but instead of putting it away an employee had merely unplugged it and left it on the counter next to the other waffle maker and expected people not to use it… They were repeatedly telling people at 10am on the dot that breakfast was over and seemed frustrated by people still eating their food or trying to get last-minute items like sugar or milk for coffee, which they cleared away very quickly while people were still fixing coffee. Keep in mind, on this morning the clocks jumped ahead, so there were many people getting out an hour earlier than they usually would to try to get breakfast. Our day got off to a rough start, with my boyfriend very frustrated by how he was spoken to and both of us feeling uncomfortable in the dining room. Not sure if we would stay again as a result of this incident.
