The Beacon Hotel & Corporate Quarters receives mixed reviews, with some guests praising its central location and friendly staff. However, recurring concerns include issues with cleanliness, inconsistent hot water, persistent construction noise, and high parking fees. Recent renovations are underway, but some guests report outdated room amenities and a lack of functionality in certain areas. Overall, the hotel’s value proposition is currently hampered by operational challenges.
I was there during renovations. The floor I am on still smells of fresh paint, if you suffer of headaches and migraines not ideal. The noise also makes it hard to work from hotel. No option for breakfast or to eat anything at the hotel which wasn't mentioned at the time of booking. One of the biggest shockers was when I informed them that my room had no hot water, their solution was " you need to let it run for at least 10min"!!! I will say housekeeping is great, when I had do not disturbed on during the morning and early afternoon they came and cleaned when I went for a walk. Room doesn't have mini fridge so you can't buy anything from outside and keep it cool (water, sodas, snacks ect). Location really is great, but I probably wouldn't book here again.
I had an amazing stay at the Beacon Hotel & Corporate Quarters during Afro Fest 2025! A huge thank you to Karen at the front desk for making the experience so memorable. From check-in to check-out, she was exceptionally attentive, professional, and genuinely welcoming. She went above and beyond to make sure everything was perfect throughout my stay. The hotel itself was in a great location, making it easy to enjoy all the Afro Fest events and explore DC. The room service was excellent, prompt, and convenient, and my room was clean, comfortable, and well-maintained. Karen’s outstanding customer service truly stood out and made me feel valued as a guest. I would absolutely stay here again and highly recommend this hotel to anyone visiting Washington, DC!
Visited this hotel for a short stay in D.C. at our corporate office. I usually let my company book the room but I did it myself this time. I did not know this location was under going renovations. I will say, I did not get disturbed by noises or anything from the renovation work, which is good. You could tell the room I was in was recently renovated. Since I was there for work, I had expected a desk space area in the room where I could do some work. The room had a desk but the big screen TV was sitting on top of it and there was no chair to sit. Only place to sit in tue room was on the bed or on the floor. Little amenities that your used to like a little bar of soap or small bottle of lotion, mouthwash, the room had none of those things. Just your shampoo, conditioner and body wash. No hair dryer either. The bedding was comfy. Service from the staff was good. The gym didn't look finished but I did use it. Id stay here again to see everything after the full renovations are complete.
TLDR: horrific management, no hot water, construction mishap/lack of communication. I've never thought this about anywhere but do NOT stay here. The only redeeming factor about this place is one of the front desk folks overnight (Jose) who, despite management being entirely MIA was trying his hardest to help us out. I've never had an experience this terrible; issues listed chronologically below. Most egregious is #3. 1) I called them a week prior to ask about early check in and they said that whenever I come they'll see what they can do. No fees mentioned. When I got here on my check-in date I was told that they had rooms ready but that it was a $45 fee to do so. 2) When I got here I was handed a paper saying that they were going to shut off the hotel's water for at least 5 hours. This must've been a somewhat anticipated shutoff as they are under construction right now, so they should not have let people book rooms for the day. 3) After the water shutoff I got back to the hotel and tried to shower at least 7-8 hours after the shutoff was supposedly over and there was no hot water. I ran the water for 15 minutes without any chance in temperature and called the front desk/operator, which had maintenance come and check it out. - Maintenance came and said to let my water continue to run while they check on some things. An hour later there was no update so I called the front desk who informed me that they said it was a plumbing issue that they cannot fix overnight. - Was told that at least 5 other rooms were experiencing the same issue and asked if we could get moved to a different hotel for hot water +/- refunded - Front desk person (Jose) said that he would try his best to contact the manager but that there was no guarantee that they would respond at this hour and that he cannot make these calls himself - Management did not answer/respond and there is no management on site - Water stays cold, Jose literally went to other "dirty" rooms that were unoccupied to see if their showers were warmer and they were at best "lukewarm" but also not cleaned. Gave me the option just in case and said he'd keep trying but that he can't make the call on transferring hotels or refunds. 4) The heating in the room will shut off and the fan will just start blowing cold air despite still being on and switched onto the heating temperature after about 1.5-2h. Woke up freezing multiple times throughout the night. 5) No fridge, no microwave. Cobwebs in the corners of the rooms. Chair is peeling. Was given a small travel-size body lotion bottle that is clearly meant for single-person use (how many hotels used to have, not like the larger shampoo/body wash bottles they have now) but I got it half-used already.
This was a great choice and the staff were excellent. The room was very clean and comfortable. The rooms could used a bar fridge but otherwise we great. Bed was very comfortable. Parking was a little pricy but it was valley service and was very convenient. Room price was reasonable. I would stay here again.
HORRIBLE HOTEL AND SERVICE!! Seriously, do NOT waste your money here. We arrived in the evening after a long drive, expecting to relax in the deluxe suit king bed we had booked, but instead walked into a room that was extremely hot and humid we were literally sweating. The air conditioning was not working, the water faucet was not functioning properly, and there were dirty dishes left inside the dishwasher. The room overall felt unkempt and poorly maintained. We contacted the front desk, and a technician was sent up. He confirmed that the AC was not cooling and said it could not be fixed. He removed the air filter, which had about two inches of dust buildup, cleaned it after noticing we were watching, but that did not resolve the issue. His solution was to suggest cracking the window open, but there were construction trucks outside and the noise made that impossible. When we escalated the issue to the night manager, he brought a small portable fan and rudely told us that it was winter and the hotel only provides heating. This was shocking, as the booking clearly states that the rooms include air conditioning, which we paid for. When we asked whether another room with a working AC unit was available, we were essentially told to “take it or leave it,” and he walked away. We have stayed in many hotels and have never been treated with this level of hostility in the hospitality industry. The lack of professionalism and basic service was unacceptable. I would not recommend staying here. Edit: This is not an isolated incident. A quick scan of other reviews shows similar complaints about the AC and management response. Update: The next morning at 9 AM (Feb 12), we were woken up by extremely loud drilling from the floor above. When we called the front desk, we were told there was ongoing construction. There had been no notice prior to booking or at check-in that construction would be happening. A hotel should provide a quiet environment for proper rest, but this was the opposite experience. We requested to be moved to another room, and the morning front desk receptionist (female, I did not get her name) was accommodating and informed us they had another room on the same floor that was being cleaned. She said they would try to have it ready within the hour. I went down to speak with her directly and explained all the issues we had experienced — no functioning AC, kitchen sink faucet not working, TV remote not working, dishwasher bubbling continuously, an unclean room, and a scheduled water shutoff from 9 AM to 3 PM due to repairs (posted only at the front desk). We were eventually moved to a different room on the same floor. Although slightly smaller, it was noticeably cleaner and appeared more recently renovated, especially the bathroom and wallpaper. I thanked the receptionist for her help, as her professionalism and willingness to assist were in stark contrast to the night manager’s dismissive “take it or leave it” response the evening before.
Service and Cleanliness Do Not Match a 4-Star Standard I am writing this review out of genuine disappointment, particularly because this hotel represents itself as a 4-star property, a standard it did not meet during my stay. From arrival, the experience was unwelcoming. At check-in, there was no greeting or acknowledgment. The front desk associate appeared to be engaged in a personal conversation with a friend while completing the check-in process, which felt unprofessional and inattentive. The condition of the property raised immediate concerns. The elevator had a strong odor of marijuana, and common areas showed visible wear and lack of upkeep, including streaked and scratched walls and dirty ceilings. This created an overall impression of poor maintenance. The guest room was equally disappointing. The restroom was not properly cleaned and had an unpleasant odor. Several basic amenities expected at this level were missing, including travel-size toothpaste and a hair dryer. Additionally, the room telephone was not functional, making it impossible to contact the front desk for assistance. Taken together, the lack of cleanliness, missing amenities, non-functional equipment, and inattentive service reflect a gap between the hotel’s branding and the actual guest experience. These are fundamental issues that should be addressed if the hotel intends to uphold a 4-star designation. I hope management takes this feedback seriously, as the property has potential but requires significant improvement in cleanliness, maintenance, and service standards. Vallet parking: they charge me 60+18% plus a $34 destination fee, what in the world…
Friendly, intelligent reception staff, ready to help. The hotel is about 3 blocks up from the White House, and I walked safely. The room had everything you needed. Snow-white linen and towels, comfortable large beds, cleaning every day. At first, the lighting in the room seemed dim to me, but later I turned on numerous lamps and a floor lamp, and the brightness of the light became enough for me. An American breakfast is served in the hotel's restaurant, and the service is fast and pleasant. There is a shop with groceries and medicines nearby. In general, it is convenient and safe accommodation near the tourist boardwalk.
Our Stay in Washington was enhanced by residing at your facility. Easily accessible to all our activities… clean and comfortable with helpful caring staff. Disappointed not to have a restaurant on site, we are also used to access to a kettle in the room but grateful that staff gave us boiling water in our thermos. It is hoped the planned renovations will include improved lighting in the rooms as they were rather dark Will recommend your facility to our friends and family Kindest regards
Definitely not a 4 star hotel. Its old, the water was leaking from the shut off valve for the faucet. We stayed for a night during winter of Jan and there was no hot water in the shower. It was not even close to warm, even after calling the technician he said it would improve as we keep running but it never did and i feel bad for running water for 10-15 mins. They have a destination charge of around $35 which none of the hotel booking sites show. Its mandatory and i am not sure why they dont add it to the room charge itself. Totally AVOID THIS HOTEL.
