The Watermark Hotel consistently receives positive feedback for its convenient location, modern amenities, and helpful staff, particularly Lila and Bernadett Perry. Many guests praise the spacious rooms, comfortable beds, and proximity to local attractions like Wegmans and the Metro. However, recurring issues with noise, cleanliness, and inconsistent service recovery are causing concern among some reviewers.

I am writing in response to the front-desk agent encouraging me to reach out to management about my awful experience. My sister and I stayed at your hotel for a weekend staycation to get some rest and catch up on some work. We were not able to accomplish either. Upon arriving at the hotel, we were told to park two hours in the retail garage and then move across the street to park. I have a medical condition that limits my ability to walk far. We found a parking space about 50 feet from the elevator door that was great for us; however we moved across the street as instructed. Upon check-in, I fired up my laptop to get some work done, but could not concentrate due to the loud music. I called downstairs and asked when the music would stop and was told 9p. Because of the noise, I could not take this time to rest nor could I work. I went to dinner at 8p thinking I could work at night. Upon arriving at the restaurant, which had many empty tables, we were met by the hostess. He could not find our reservations. We learned that we had mistakenly changed our reservation for that day to the following day for 8p. With plenty of empty tables, the host and manager made a big deal about this mistake. The host said they were only taking people with reservations and we could sit at the bar. He went and got the manager (upon my request) who came out and acted as if he was doing us a favor--an exception this time--to let hotel guest dine at a restaurant with empty tables. We were told that whatever we order, we needed to have it in by a certain time because the kitchen closed at 9p. My sister asked if a dish had ginger and was told no by a server. The dish had ginger and was later confirmed by the kitchen. We were rushed in making entree decisions and the ($80) experience from the beginning to end was not good. Upon returning to my room (after 9p), the music was ongoing. I called the front desk and another front-desk agent said that the music would stop at 10p. I shared with her that I was told 9p earlier that day. She asked by whom and said she would call me back. She never did. I laid down listening to the loud music until it stopped. At check-out, the third front-desk agent (Alberto) we encountered asked why did we park across the street. We shared the story and he validated our parking. I also shared our experience at the hotel. After he learned that my stay was awful, he went to speak the manager. The manager did not come out and offered through the front-desk agent an accommodation compensation for $50. What an insult! The front-desk agent then gave me the manager's business card for me to follow-up. I felt that the service recovery failed to meet the awful experience caused by the hotel and put Alberto in an awkward position. I understand that things go wrong, but this experience fell far below the standard I paid for. The initial discount offered does not offset the major inconveniences I faced. I am seeking a 50% refund. Please get in touch with me. This review was private, but the Captcha security on your website did not work, so I could not submit it directly to you.

Consistently Exceptional Stays, Thanks to Lila I travel to DC monthly, sometimes twice a month, and The Watermark has become my go?to place to stay. My experience here has always been excellent, and this recent visit reminded me why. I usually arrive very early in the morning and hope for an early check?in so I can settle in before my meetings. Most times I’ve been lucky, but this time it looked like I wasn’t. Lila was at the front desk, and she kindly explained that there were no rooms available yet that matched my booking. She asked for my contact information and promised to reach out as soon as something opened up. I had a meeting starting soon, so I told her I’d wait in the sitting area. I had barely settled down and begun preparing when Lila walked over with a solution. She had managed to arrange a room for me much sooner than expected. That level of attentiveness and initiative is rare. Lila turned what could have been a stressful morning into a smooth one, and I truly appreciate it. Experiences like this are why I keep coming back to The Watermark. Highly recommended.

I had a bit of an issue during my stay, but what really stood out was how well the team handled it. The manager, Bernadett Perry, did an excellent job with service recovery and made sure everything was taken care of quickly and professionally. It’s always impressive when a hotel takes concerns seriously and works to make things right. I also want to highlight Jasmine and Lelia at the front desk. They were both incredibly helpful, friendly, and professional. They made the check out and follow-up process smooth and were welcoming when I passed through the lobby. The hotel itself is very modern, clean, and in a semi-convenient location. One thing I appreciated was how close it is to a grocery store, which made grabbing snacks or anything I needed during the stay really easy. Overall, the staff really made the difference here. When issues arise, how a hotel responds says a lot, and this team did a great job turning the experience around.

We’ve stayed here at least four times over the last few years during holidays and visiting family and each time is wonderful. The staff is beyond accommodating, last time we stayed we to cut our reservation short because one of us got sick, and the staff was very understanding and helpful of our situation. And it’s the best place to stay if you have a dog, since they have the outdoor rooftop patio and dog park. The rooms are always so clean and spacious, parking is easy too. Definitely our go to spot when staying in the area.

Great location next to a bustling area in capital one. Excellent amenities. Welcoming and helpful staff, specially Heidy at the reception desk. Room design is immaculate. Everything is well thought. One remark, I wish they add a note about the possibility to order utensils. I loved the duckie in the shower. I liked how the lifts work with the card but accessing the parking could be confusing at times.

As a frequent traveler, I can see the potential in this hotel, but I agree with some of the comments made here regarding the front desk and guest relations—they urgently NEED BETTER training. The check-in experience was awkwardly not welcoming at all; the staff I met at the front desk felt super cold and detached. On the bright side, breakfast location was delightful. Accessing the right floor with the elevator ( reading the key room) was challenging, and getting basic supplies was unnecessarily difficult. In summary, while the room and building are quit nice, the service approach comes off as rigid and unaccommodating. A touch of warmth and flexibility would go a long way in making guests feel truly valued rather than just managed.im not coming back since the area has several truly welcoming and solid options.

This hotel is a standout and easily one of my favorite staycation spots. Its prime Tysons location puts you within walking distance of Tysons Corner Center, Tysons Galleria, Wegmans, and several upscale dining options. With Perch Put located on the first level, the hotel feels like a destination in itself rather than just a place to stay. The rooms are impressively spacious, featuring a separate living area, sofa, and kitchenette. The bathroom is sleek and modern, complete with a bright LED mirror that’s perfect for getting ready and a dual-head shower that adds a spa-like touch. The inclusion of a white noise machine is thoughtful and makes for an incredibly restful night. Additional perks include EV charging stations, ample parking, and the ability to cast streaming services to both bedroom and living room TVs. Breakfast isn’t gourmet, but there’s enough variety to put together a satisfying meal. The gym is larger than average and well-equipped. I’ve stayed here three times now and would absolutely return. Be sure to check out the speakeasy—the service, drinks, and food were surprisingly excellent.

Hands down, this is now my favorite place to stay in the DMV area. The convenience alone is unmatched—Wegmans right downstairs and a Metro rail station directly across the street. Add in a great complimentary hot breakfast, sleek modern rooms, and this hotel truly has it all. This was my first visit, and I booked the junior suite—absolutely worth it. The separate living room, dedicated work desk, modern bathroom, and ample storage made the space feel both comfortable and functional. That said, my favorite feature has to be the fitness center and sauna ?. Cold towels, celery water, top-tier equipment (far beyond your typical apartment gym), and a great city view made every workout feel like a premium experience. I genuinely enjoyed my stay this past weekend and will definitely be back.

My wife and I stayed in a King Studio at The Watermark Hotel and it was one of the best upscale hotel we’ve experienced. We’ve stayed at much more expensive brands, such as the Hyatt Regency, InterContinental, etc., that offered less space and less value. This room with separate living and sleeping areas was spacious, comfortable, and thoughtfully designed. Typically, this room format is a significant upgrade option but instead comes standard at the Watermark. We loved the small touches: included breakfast, branded bath amenities, complimentary bottled water (so many “luxury” hotels charge for it), the fun shopping bag, and a rubber duck — such a memorable welcome. The bed was super comfortable, the kitchenette was really convenient, and everything felt clean and modern. The location in the Capital One Center is great, with easy access to Wegmans, public transportation, dining and things to do. Overall, an excellent mix of upscale and practical. We’d definitely stay here again and will recommend it to friends.

Just got back from my stay here. The hotel is good and has great potential. Check in was quick and easy, and I didn't experience cold or rude staff, as other reviews have mentioned. The room was pretty clean, but I always do my own wipe down of surfaces and spraying of Lysol. There was one small issue with the room, there was a used floss pic on the night stand in the bedroom, which led me to believe that area had not been cleaned— pretty gross. The hotel has decent amenities like a gym, restaurant, mini golf and easy access to a grocery store and metro, but they need to upgrade the technology in the room. There were no options to sign into streaming services on the television, and we were left to watch local cable. This is the only problem that seems to be outdated and somewhat of a bummer once we returned to the room. The breakfast provided by the hotel had many options to choose from and it was a great way to end our staycation. Overall, the stay was great, the staff was friendly, there were many things to do within the hotel and around the hotel. I would stay again, but when the weather is nicer to enjoy some of the outdoor activities.
